What we are usually asked

Does CasaPlace have a portfolio of properties to view?

Our work does not begin with a shop window of listings. It begins with what you are looking for: we define the criteria together and run a directed search across the whole market — including off-market properties that never reach the portals.

How does buyer representation work?

CasaPlace represents your interests from beginning to end: the search, the analysis of the property's real value, the negotiation and the accompaniment through to the deed. On the other side of the table, the seller has someone defending them; with us, so does the buyer.

What are off-market properties?

They are properties for sale that are published on no portal and in no shop window — whether out of the owners' discretion or because they are in a pre-marketing phase. Access comes through networks and relationships of trust, and it is one of the advantages of buying with dedicated representation.

How long does the buying process take?

From accepted offer to deed, a process without financing can close in a few weeks; with a mortgage, the typical timeframe is around one to three months. What accelerates the process most is preparation: documentation verified and financing under way before the offer.

What costs should I consider beyond the property price?

Property transfer tax (IMT), stamp duty, deed and registration costs — and, where there is financing, the costs associated with the loan. Before any offer, we present the complete picture, so the decision is taken with real numbers in front of you.

Can foreigners buy a house in Portugal?

Yes, with no restrictions on nationality. You will need to obtain a Portuguese tax number (NIF) and, as a rule, open a bank account in Portugal. We accompany international buyers through the whole process, including in English.

Can you help with the mortgage?

Yes. We work with authorised credit intermediaries who negotiate terms with several banks, and we accompany the process through to approval.

How do a purchase offer and the CPCV work?

The offer formalises the value and the conditions; once accepted, it is normally followed by the promissory contract of purchase and sale (CPCV), with the payment of a deposit, which binds the parties until the deed. We accompany the negotiation and the review of every document, so that you sign with complete security.

Can I trust the value analysis you provide?

We do not replace the formal bank appraisal, but we give you an honest reading of the market: what the property is actually worth, what the realistic margin for negotiation is, and what you will be able to resell it for in 5 or 10 years. We work for you — not for the deed at any cost.

Do you cover the whole country?

Yes. We accompany purchases in Lisbon, Porto, Cascais, the Algarve, Comporta, the Alentejo, the Douro, Madeira and the Azores — working with local partner advisors when it makes sense for depth of knowledge.
