Market value is not guessed, and it does not come out of an online simulator: it is the result of a market study built on real comparable transactions, active supply and demand in the area. Be wary of numbers presented merely to please — an inflated asking price at the outset is one of the most common ways to lose both money and time in a sale.

How long does it take to sell a house in Portugal?

On average, the properties we accompany sell around four times faster than the market average. How is the asking price of a property defined?

Can I sell my house on my own, without an advisor?

You can — the law does not prevent it. What is an exclusive listing agreement?

It is the model in which a single advisor takes full responsibility for the sale. Should I prepare the house before putting it on the market?

Yes — it is one of the most decisive factors in the success of a sale, which is why home staging advice is included in our service. We analyse the property through the eyes of the target buyer and define what to change: corrections, depersonalisation, light, the arrangement of spaces. A well-prepared house completely changes the way the market receives it — and that is reflected in the offers.

What is an Open House, and why does CasaPlace organise them?

It is an event in which the property is presented to qualified buyers in a setting prepared down to the last detail — closer to an opening night than to a traditional viewing. More than half of our sales happen through these formats, because they concentrate demand and create the right conditions for serious decisions.

Can you sell without exposing the property publicly?

At what point should I talk to you?

What documents are needed to sell a house?

Among the main ones: the property tax record (caderneta predial), the land registry certificate, the use licence (or proof of exemption, for properties built before 1951), the energy certificate, the housing technical datasheet (for properties built after 2004), floor plans, the owners' identification documents and tax numbers, a condominium statement confirming charges are up to date and, where there is a mortgage, the discharge deed at completion. Can I sell a house with an outstanding mortgage?

Yes, it is perfectly common. The loan is settled at the moment of the deed with the sale proceeds, through the discharge issued by the bank. We handle the coordination with the bank so that everything happens on the same day, without complications.

What taxes apply when selling a house?

A sale may generate capital gains subject to income tax — as a rule, half of the gain is added to taxable income, with a possible exemption where the proceeds are reinvested in a permanent primary residence. Every situation is different, and this is precisely the kind of matter we analyse before a house reaches the market, so there are no surprises after the deed.

How does the sale of an inherited house work?

Before the sale, the qualification of heirs and the registration of the property in all their names are required. Where there are several heirs, alignment between the parties matters as much as the process itself — and that is where close accompaniment makes the difference, from the documentation to the pricing decision.
