What is property consultancy?

It is the strategic analysis of a property portfolio before any decision: keeping, selling, generating income or reorganising. The aim is not to sell for the sake of selling — it is to ensure that every decision about your properties is taken with full information and a view of the whole.

Who is this service for?

For owners with more than one property, families managing inheritances or estate divisions, and anyone who wants to understand whether their current holdings are serving their objectives — or simply standing still.

How is it different from traditional estate agency?

Estate agency begins once the decision to sell already exists. Property consultancy begins earlier: first the analysis and the strategy, and only afterwards — and only if it makes sense — the transaction.

Do you help decide between selling or letting a property?

Yes. We compare the scenarios with numbers: estimated sale value, rental potential, taxation and the costs of each option. The decision always belongs to the owner — our role is to ensure it is taken with the complete picture.

Do you accompany inheritance and estate division processes?

Yes. From the qualification of heirs to the decision on each property, we accompany families through the documentation and the strategy — including the mediation of consensus when several heirs hold different objectives.

Does this consultancy replace my lawyer or accountant?

No. It complements them. You will still need someone to draft contracts and someone to handle the tax side. Patrimonial advisory exists so that the whole makes sense — so that lawyer, accountant, bank and estate advisor are all aligned within the same plan.

Do you work with international families?

Yes. We accompany families with property in Portugal who live abroad, and Portuguese owners with properties outside the country who want to rethink their overall position.

How long until I have a plan?

Typically four to six weeks between the first conversation and the document of compared scenarios. Urgent decisions can be handled in parallel from the outset.

How does the process begin?

With a first conversation, without commitment, in which we listen to your situation and your objectives. From there, we define together whether — and how — we can add value.
