These figures tell a story on two levels. The parish — which brings Cascais and Estoril together — sets the base; the heart of Estoril trades well above it, and the distance between existing and new-build shows how much the market pays for product at neighbourhood level. The five-month average, meanwhile, is the average of the whole market, including homes that were poorly prepared and poorly positioned. The properties CasaPlace prepares and positions sell, on average, roughly four times faster: the right price from day one, a home ready for the first impression, and advertising aimed at the right buyer. And the last figure deserves a note: sellers concede, on average, 7.9% against the price they started at — and this value counts only the homes that actually sold.
