How this calculation works
It begins with the expected sale price and subtracts, in order, everything that must be settled before the money is yours. The first item is usually the largest: the capital still owed to the bank, repaid at the moment of the deed through the distrate, the formal discharge of the mortgage.
An early repayment fee sits on top of that. The legal ceiling depends on the type of rate in the contract: up to 0.5% of the capital repaid on variable-rate loans, and up to 2% on fixed-rate ones. The temporary waiver that applied to variable-rate contracts ended at the close of 2025, so the fee is once again charged. The field is pre-filled with the legal maximum and can be edited, because your own contract may set less.
Next comes capital gains tax, where any is due. This field is deliberately editable: the exact figure depends on the year of purchase, the works carried out and household income, and it is the capital gains simulator that establishes it properly. Run that calculation, then bring the number here.
