The same Portuguese property has four different areas. It has four different prices per square metre too.

Asking what a home costs per square metre is an incomplete question until you say which area you mean. One property, at one price, produces figures per square metre that differ by tens of percent depending on the metric chosen. Every figure below is given in square feet as well.

No price per square metre: a property's price is not divided by the ancillary area, because a garage on its own is not worth what the home is.

Only the walkable floor of the rooms, measured inside the walls. Always the smallest of the four, and the one that produces the highest price per square metre.

Comparing two properties by price per square metre only means something if the same metric is used for both. A listing that divides the price by the gross construction area and one that divides it by the usable floor area produce figures that cannot be set against each other, even when the homes are identical. Before comparing, always establish which area is being used.
