Condominium fees

From the budget approved in the owners' meeting to the charge that falls to you each month.

Each unit's charge is neither the administrator's decision nor a negotiated figure: it is a proportion. The budget approved by the owners' meeting is divided among the units in proportion to the permilagem of each, and to that share the common reserve fund is added.

What falls to you each month, with the reserve fund included.

The common reserve fund is compulsory and is added to your share of the remaining expenses: it is not contained within the approved budget. It funds the building's conservation works and is held in a separate account.

Left out are any expenses the owners' meeting apportions on a basis other than permilagem, such as lifts for ground-floor units, and extraordinary works approved outside the annual budget.
